Frequently Asked Questions Regarding the Sale of Units

Depending on what documents that are ordered with certification can be anywhere from $350 and up, but that includes documents with demand. As for lender questionnaires, that could be anywhere from $150 and up without documents. As for transfer fees that are paid at the close of escrow for $199.00. Any single document request will be listed on the site.
Please note that Home Wise Docs has a 7–10 business day policy not including weekend or holidays. If you need it sooner than the 7-10 business days. They do offer a rush order at an additional cost.
www.homewisedocs.com also handles our lender questionnaires which can range from $150 and up depending on what is needed and done within 7-10 business days. If you need it sooner, they do offer a rush order.
If a lender has questions after they receive the complete questionnaire, please email the contact person on the form for request.

We ask all questions regarding HOA being referred to the seller of the unit. Due to privacy policy, we only correspond with owners of the HOA. If the owner cannot answer those questions. We ask that the owner email the request and CC all parties for response. This also applies to appraisers.
Due to security reasons, we do not release information regarding the units being sold. You will need to obtain the information from the seller’s agent. If the seller is a bank owned property you will need to provide a seller agreement for proof to be given information about parking spaces or garages.
If the above items are not provided to seller at the time of escrow close, please contact our office at 619-427-5011. Owners will need to be in our system before we can release any information on how to obtain the items needed. Our office is open Monday – Friday, 8:00 a.m. to 5:00 p.m.
Unfortunately, we are not given the type of loans homeowners obtain when buying and selling. The best we can do is refer you to www.hud.gov to check or VA.

REO/Foreclosure Requests of Ownership Change
The following information is what we require to process foreclosure requests for an agent, realtor, or servicing company handling a bank owned property, that has been taken over by the mortgage company.
